Terms of service
These Terms of Service (“Terms”) govern your access to and use of Propli's mobile applications, websites, and related services (the “Service”), operated by SIMS Infotech (“Propli”, “we”, “us”). By downloading the app, creating an account, or otherwise using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. What Propli is (and isn't)
Propli is an AI-powered property discovery and advisory platform for buyers in India, starting with Bangalore. We help you search for properties, view AI-generated scores and comparisons, book site visits, and connect with Propli field agents (“closers”) who represent the buyer during visits and negotiations.
Propli is not a party to any real-estate transaction. The sale, rental, or financing of any property happens directly between you and the relevant developer, owner, or financial institution, governed by their own contracts and regulatory obligations (including RERA in India). Propli does not hold your money, take commissions from you, or guarantee the completion of any property transaction.
2. Accounts
- You must be at least 18 years old to create an account.
- You agree to provide accurate contact and preference information and to keep it up to date.
- You are responsible for keeping your credentials secure. Notify us at hello@propli.io if you suspect unauthorised access.
- We may suspend or terminate accounts used in violation of these Terms or applicable law.
3. AI-generated content and advice
Propli uses AI models (including those operated by Anthropic and OpenAI) to produce search results, property scores, comparisons, and voice transcripts. AI output may be imperfect, incomplete, or occasionally wrong. We take reasonable steps to ground responses in verified property data, but you acknowledge that:
- AI scores and verdicts are aids to your decision, not guarantees of suitability, legality, or investment outcome.
- Prices, availability, RERA status, and possession dates are sourced from developers and public records and can change.
- You should independently verify all material facts — especially legal title, RERA registration, construction timelines, and financial projections — before committing to any purchase.
4. Site visits and closers
You may book site visits through the app. A Propli closer may accompany you on visits, answer questions, and help you negotiate with the developer. Closers are engaged by Propli to represent the buyer's interests; they do not sign contracts on your behalf.
You agree to conduct yourself professionally during visits, treat closers and developer staff with respect, and honour booked slots (cancel or reschedule in the app if you can't attend).
5. Fees
Propli is free for buyers. Developers pay Propli a referral or brokerage fee if a property sale completes through our closers. We may offer optional rewards (referral bonuses, welcome gifts, deal vouchers). Those rewards are subject to their own terms shown in-app at the time of the offer.
6. Acceptable use
You agree not to:
- Use Propli to scrape, harvest, or redistribute our property data.
- Impersonate other users, developers, or Propli staff.
- Attempt to reverse-engineer our AI prompts, tool calls, or internal scoring.
- Use Propli to transmit unlawful, fraudulent, or misleading content.
- Create or use multiple accounts to exploit rewards, referrals, or offers.
- Interfere with the Service's security or overload our infrastructure.
Broker activity on a buyer account is a policy violation. If our systems flag you as a broker, you may receive degraded results until you contact us to resolve the matter.
7. Intellectual property
The Propli app, website, brand, AI prompts, scoring methodology, and content are owned by SIMS Infotech and protected by copyright, trademark, and other laws. You receive a limited, non-exclusive, revocable licence to use the Service for its intended purpose. You retain ownership of the content you provide (chat messages, preferences, feedback) and grant us a licence to process that content to operate and improve the Service.
8. Third-party services
The Service integrates with third-party platforms listed in our Privacy Policy (Anthropic, OpenAI, Supabase, Twilio, Resend, Google, Apple, Expo, Render). Your use of those services through Propli is subject to their own terms. Propli is not responsible for the availability, accuracy, or conduct of third-party services.
9. Disclaimers
The Service is provided on an “as is” and “as available” basis. To the maximum extent permitted by law, Propli disclaims all warranties — express or implied — including merchantability, fitness for a particular purpose, non-infringement, and accuracy. We do not warrant that the Service will be uninterrupted, error-free, or that AI output will meet any particular standard.
10. Limitation of liability
To the maximum extent permitted by law, Propli, its directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues — whether incurred directly or indirectly — arising from your use of the Service. Our aggregate liability for any claim arising out of these Terms or the Service shall not exceed ₹5,000 (five thousand Indian Rupees).
11. Indemnity
You agree to indemnify and hold harmless Propli and its affiliates from any claim, loss, liability, or expense (including reasonable legal fees) arising out of your breach of these Terms, your violation of law, or your misuse of the Service.
12. Governing law and disputes
These Terms are governed by the laws of India. Any dispute arising out of or in connection with these Terms or the Service shall be subject to the exclusive jurisdiction of the courts in Bangalore, Karnataka. You agree first to contact us at hello@propli.io to attempt an informal resolution before initiating any formal proceeding.
13. Changes to these Terms
We may update these Terms from time to time. Material changes will be surfaced in-app or on this page. Continued use of the Service after a change constitutes acceptance.
