Sobha OneWorld Hoskote: township review for early buyers
Sobha OneWorld is an ambitious 300-acre township near Hoskote on NH-75. With 3,484 units in Phase 1 alone and towers rising to G+45 floors, this is one of the largest launches in Bangalore's recent history.
The township vision
At 300 acres, Sobha OneWorld is closer to a mini-city than a typical apartment complex. The scale allows for genuine township amenities including a cricket pitch, extensive landscaping, and a 45,000 sqft clubhouse. Sobha's backward integration means they control construction quality directly.
Location considerations
Hoskote is on the outskirts of Bangalore, and current connectivity to the city core is limited. The STRR (Satellite Town Ring Road) is expected to improve access, but timeline certainty is low. The project works best for buyers who do not need daily commute to central Bangalore or who are betting on long-term infrastructure development.
Pricing
Starting at ₹1.09 Cr for a 1 BHK (₹14,720/sqft), the pricing is reasonable for Sobha quality. The wide configuration range from 1 BHK to 4 BHK targets diverse buyer profiles. As a new launch, early buyers may benefit from introductory pricing.
Our take
Sobha OneWorld is a long-term bet on Bangalore's eastern expansion. The Sobha brand, township scale, and relative pricing are attractive, but buyers should be realistic about the current location limitations and the 2032 possession timeline.
