Negotiation tips when buying property: what works and what does not
Negotiation is a normal part of property buying, but many first-time buyers either skip it out of uncertainty or approach it with unrealistic expectations. Effective negotiation is less about haggling and more about understanding what is genuinely flexible.
What is typically negotiable
- Base price: Some developers have room for a 2-5% discount, especially for early bookings, bulk payments, or during slower sales periods.
- Freebies: Free car parking, waived club membership, modular kitchen, or upgraded flooring are common negotiation outcomes.
- Payment plan: Flexible payment schedules such as construction-linked plans or subvention schemes may be available.
- Floor and unit choice: If inventory is available, you may be able to negotiate the specific unit without additional PLC charges.
When you have more leverage
Your negotiating position is stronger during project launches when developers need early sales momentum, at the end of financial quarters when sales teams have targets, or in a slow market when inventory is piling up. Ready-to-move projects with unsold inventory often have more room for negotiation than high-demand pre-launches.
How to negotiate effectively
- Do your research. Know the going rate in the micro-market so your expectations are grounded in reality.
- Get quotes from comparable projects to use as reference points.
- Be ready to commit. Developers are more likely to offer concessions to serious buyers who can close quickly.
- Negotiate on the total deal, not just the per-square-foot rate. Sometimes the value is in the add-ons, not the price reduction.
What does not work
- Asking for unrealistic discounts (15-20%) in a project with strong sales velocity. The developer has no reason to agree.
- Comparing prices across fundamentally different micro-markets or project categories.
- Making verbal agreements without getting them documented in writing. Any negotiated benefit must appear in the agreement.
