Devanahalli's transformation: how the airport reshaped a small town

Devanahalli, about 40 km north of central Bangalore, was a quiet historical town until the Kempegowda International Airport opened in 2008. Since then, the surrounding area has seen large-scale commercial and residential development, with more planned for the coming decade.

The airport effect

The airport brought road infrastructure, employment, and commercial interest to an area that previously had little of any. The Aerospace SEZ, the KIADB Industrial Area, and the IT Investment Region have created a sustained source of residential demand beyond seasonal speculation.

• Airport City: a planned mixed-use development around the airport with retail, hospitality, and office space.
• The second terminal at KIA, expanding airport capacity and employment.
• The proposed metro line connecting the airport to the ORR and central Bangalore.

Residential market

Devanahalli's residential market is dominated by large township projects from established developers. These projects tend to be spread over significant land parcels with integrated amenities. The price point is generally lower than Hebbal or Yelahanka, reflecting the distance from the city core and the fact that infrastructure is still catching up.

Practical considerations

• Daily commute to IT hubs in the east or south of Bangalore can take over an hour. This suits airport employees or remote workers better than ORR commuters.
• Social infrastructure (hospitals, schools, retail) is still developing. Most large projects address this with internal amenities, but check what exists outside the project gates.
• Water and sewage infrastructure may rely on borewells and STPs rather than municipal supply in some projects.
